
On new construction the builder pays the buyer's-agent commission, so having your own representation costs you nothing. But nearly every builder requires that your agent be named on your first visit — in person or on the FaceTime tour — for that representation to apply.
This is the single most common and most expensive mistake out-of-state buyers make. You are in town for a long weekend, you walk into a model unaccompanied to 'just look', you sign the visitor card, and you have quietly spent your representation. Loop me in first; then go tour as much as you like.
The on-site sales team is professional and often genuinely helpful. They also work for the builder. On the largest purchase of your life, having someone on your side of the table costs you nothing here.
In a new-construction market the best lots go to buyers who are ready. A pre-approval is what makes you ready, and it also tells you your real budget before you build an all-in number around a base price.
Talk to the builder's in-house lender and to at least one outside lender. Builder incentives are frequently tied to using the in-house lender, and that incentive can be worth real money — but it is only worth taking if the rate and fees hold up against an outside quote. Compare the whole package, not the headline rate.
Live FaceTime walkthroughs of models and, more importantly, of the actual homesite. A model tells you about the plan. The lot tells you about the house you will own — the grade, the orientation, what backs to it, how close the neighbor's second storey is, where the afternoon sun lands.
Filmed walkthroughs sent as video links, so you can rewatch and show family. I narrate what the camera cannot show: road noise, what is planned for the empty pad behind the fence, which direction the summer sun hits that west-facing yard.
Ask for the things people forget to ask about remotely: cell signal inside the house, whether the street is a cut-through, and what the community looks like on a Saturday rather than a Tuesday morning.
Nevada purchase contracts and builder addenda are signed electronically; you will not need to fly in for paperwork. Earnest money goes by wire — and here is the warning worth repeating: wire fraud targeting homebuyers is real and sophisticated. Call the title company on a number you looked up independently, never a number in an email, and verify wire instructions verbally before sending anything.
Design-center appointments can usually be done remotely or hybrid, though selections are one place where seeing samples in person genuinely helps. If you can align one trip with anything, align it with that appointment rather than with contract signing.
Build timelines move. Plan on a range rather than a date, and do not schedule a lease end or a moving truck against the builder's optimistic estimate.
You get an orientation walkthrough before closing, and if you cannot be here I will walk it for you on video, list-in-hand, and submit the punch items. An independent third-party inspection on a brand-new home is still worth doing — new does not mean flawless, and the builder's warranty period is the window in which findings are free to fix.
Closing itself can be handled remotely with a mobile notary. Most out-of-state buyers see the finished house for the first time when they arrive with the moving truck, which sounds alarming and almost never is — provided the lot was chosen deliberately and the walkthrough was done properly.
