The real all-in cost of a new build (it’s not the ‘from’ price)

The number on the sign is a starting point for the least desirable lot with nothing added. Lot premiums and design-center selections commonly push the real figure ~20% higher. Here is how to budget for the number you will actually sign.

What the ‘from’ price actually means

A builder's advertised base price is a real price for a real house — the smallest qualifying plan, on the least desirable available homesite, with the standard finish package and nothing elected. It is accurate. It is also almost never what anyone pays.

This is not a trick. Base pricing is how builders make plans comparable across communities. The problem is only that buyers anchor to it, budget to it, and then meet the real number three appointments later, after they are emotionally committed.

Lot premiums

The homesite is priced separately, and in the northwest the spread is wide. View lots, larger or pie-shaped lots, corner lots, cul-de-sac positions and anything backing to open space rather than another house all carry a premium. Lots backing a collector road or a future commercial pad are the ones discounted.

Premiums are not negotiable in the way upgrades sometimes are, because the builder knows exactly what that lot is worth. What you can do is decide honestly whether you are buying the view or the resale story. A premium you would pay again is fine. A premium you accepted because it was the only lot released that week usually is not.

The design center is where budgets go

Flooring, cabinets, countertops, the kitchen package, electrical and low-voltage, window coverings, landscaping. Some builders include front landscaping and leave the back to you; some include neither. Almost none include window coverings, and a whole house of them is not a small number.

Two habits protect you here. First, set your design-center ceiling in writing before the appointment and tell your salesperson the figure. Second, separate structural from cosmetic. Structural options — the extra bay, the slider, the plumbing rough-in, the additional bedroom — must be decided before the slab and are expensive or impossible later. Cosmetic finishes can be changed any year after closing, usually for less than the design-center price.

Across the valley, lot premium plus design selections commonly adds about 20% or more over the base price. Treat that as a planning figure to pressure-test, not a promise — it varies by builder, plan and how disciplined you are.

The line items nobody puts on the sign

Closing costs, which builder incentives frequently offset when you use the in-house lender. HOA dues, and in a master-planned community often a second sub-association on top of the master. Whether the community carries a SID or LID bond — a special improvement district assessment that funded the infrastructure and is repaid by the homeowner, either annually or paid off in a lump sum. Ask for the current balance on the specific lot, not the community average.

Then the things that arrive after the keys: back landscaping, window coverings, a refrigerator if it is not included, and the first utility bills on a larger house than you had before.

Nevada does help on the carrying side. There is no state income tax; property tax is comparatively low, with an effective rate roughly in the 0.5–0.75% range, and owner-occupied primary residences are capped at a 3% annual increase. Verify current figures for your parcel rather than relying on any general statement, including this one.

Build the number before you fall in love

Base price, plus lot premium, plus your design-center ceiling, plus closing costs net of incentive, plus the post-close list. That total is your real number, and you should know it before your second visit to the model.

Buyers who do this tour differently. They ask which structural options have to be decided now, they treat the design center as a budget rather than a wish list, and they are far less likely to discover in month six that the house cost 20% more than they told their lender it would.
