Lennar pairs its "Everything's Included" pricing with Lennar Mortgage financing incentives and rotating price reductions on select quick-move-in homes across the Las Vegas area (its closest-to-Northwest communities sit near Lone Mountain and the 215 beltway). Lennar's rate promotions run in short signing and closing windows that refresh often — recent weeks have advertised a 30-year conventional fixed in the high-4% to low-5% range with Lennar-paid closing costs on eligible homes — and it periodically marks down individual move-in-ready homes, so the exact rate, savings and dates change week to week. Century rotates financing offers through its affiliate Inspire Home Loans — typically below-market rates and closing-cost help on select quick-move-in homes — and each cycle posts its own rate and sign-by/close-by dates before a fresh cycle follows, so ask me for this cycle's current rate, incentive and which Skyeview homes qualify today (verify with the builder).

Its gated Toll Brothers at Skye Canyon – Paloma Collection is down to its final homes (from $800,000), and Elkhorn Grove is selling the Sentinel Collection from $644,995 and the Regalia Collection from $719,995. It periodically runs sales events with builder-bought-down rates and closing-cost credits through its affiliate Tri Pointe Connect, but no specific rate or credit is posted for Las Vegas right now, so ask me for today’s offer and which homes qualify (verify with the builder).
My Tri Pointe Homes page → Official offers →Pulte builds new homes across the Las Vegas area and runs financing offers through Pulte Mortgage — typically a temporary rate buydown paired with design-center or price savings — but it is not posting a specific Las Vegas incentive amount right now, so ask me for the current program and any deadlines. Recent participating areas include the Hayford Collection in the southwest plus communities near the northwest; Pulte also runs its year-round Built to Honor® program giving mortgage-free homes to wounded veterans, and its 55+ Del Webb communities periodically advertise their own savings. Its year-round Home of the Brave program (contracts 1/1–12/31/2026) adds up to $1,500 toward closing costs for military, veterans, law enforcement, firefighters, healthcare workers and teachers at every D.R. Each window posts its own sign-by and close-by dates and the promotion rolls forward every few weeks, so ask me for today’s offer amount and current dates. Its next Northwest Las Vegas community, Wild Sage Estates (luxury homes from the $1 millions, 3,017–3,216 sq ft), is coming in late 2026 and is taking interest-list sign-ups now, and Taylor Morrison is also a named future builder at Skye Summit — ask me to flag the moment pricing and lots release at either (verify the current offer with the builder).

Its current Las Vegas advertising highlights up to $30,000 in Your Choice savings on select quick-move-in homes for a limited time, and it quotes the full savings (rate buydowns and closing-cost or Design Center credits) when you schedule a visit rather than posting a fixed figure. It also highlights the monthly savings of its ENERGY STAR® certified homes (rated up to 44% more efficient than the average HERS-rated new home). Beazer stays active across roughly 20 Las Vegas communities; its Northwest Rancho Crossing community is now reported sold out, with Rainbow Crossing (near the 89130 area) among its closest active communities — so ask me which Beazer homes are currently selling nearest the area you want, and confirm the current incentive (verify with the builder).
