I’m a St. Louis girl who traded snow shovels for desert sunsets, and I’ve been selling homes in Las Vegas since 2014. If you’re in Chicago, St. Louis, Milwaukee, Minneapolis, Detroit or anywhere the winter drags on, here’s how to be in a brand-new Northwest Las Vegas home before the next one starts.
The math is the easy part. Nevada has no state income tax, property taxes run far below what Cook County and most Midwest suburbs collect, and a new home here costs less to heat in January than the one you’re leaving. The harder part is buying in a city you’ve visited but never lived in. That’s the part I do.
Tax and lifestyle notes are general information, not tax advice — consult a professional about your situation.
Registered with the builder, toured on FaceTime, negotiated and closed — all without a plane ticket. Free to you.
Book a FaceTime tour This week’s quick move-insA quick move-in home is one the builder has already started or finished, so you close in weeks instead of waiting most of a year for a to-be-built. Completed homes typically close in 30–45 days once your financing is ready; homes still under construction close when the builder finishes.
Fall is when builders push hardest to close out inventory before year-end, so quick move-in homes often carry the strongest incentives — rate buydowns, closing-cost credits and design-center dollars. I track every quick move-in home across Skye Canyon, Sunstone, Skye Hills and Providence each week, so tell me your move-out date and I’ll build the list backwards from it.

I grew up in St. Louis, Missouri, so I know exactly what you’re leaving: the January that never ends, the driveway you clear twice a day, the property-tax bill that arrives with the snow. I also know what makes the move nerve-racking — committing to a home two time zones away that you may not see in person until the final walk.
So I do the looking for you. I’ve been a licensed Nevada REALTOR® since 2014, and I’ll tell you which side of a Northwest Las Vegas street catches the afternoon sun, what’s being built behind the lot, and which “from” price turns into what all-in number. I walk every model and homesite with you live on FaceTime or film it and send the video, register you with the builder so you keep full representation, and negotiate past the advertised incentive.

Budget, timeline, must-haves. I build your quick move-in shortlist across every community and builder, working back from the day you hand over the keys.
I walk homes and homesites for you on FaceTime, or record narrated tours into a private Google Drive folder you can watch after the kids are in bed.
I register you with the builder so you keep representation, then negotiate incentives, price and closing timeline on your behalf.
Plenty of Midwest buyers keep the family home and add a Las Vegas winter home. New construction suits that well: a low-water yard, HOA-maintained common areas, a builder warranty for the first years, and a lock-and-leave layout. One note — Nevada’s 3% property-tax cap applies to a primary residence; second homes fall under a different cap, so ask a tax professional before you decide.
Completed quick move-in homes typically close in 30–45 days once your financing is in place. Homes still under construction close when the builder finishes, often within 60–90 days.
No. I tour models and the actual homesite with you live on FaceTime, film walkthroughs to send later, and the paperwork is signed electronically. Many of my out-of-state clients first see their home in person at the final walk. I have done this for Las Vegas buyers since 2014.
Nothing. On new construction the builder pays the buyer’s agent. I only need to register you with the builder before, or on, your first visit to a community so you keep full representation.
About 3½ to 4 hours nonstop from O’Hare or Midway. Minneapolis, Detroit, St. Louis, Milwaukee, Indianapolis, Columbus and Kansas City also have nonstop service.
Nevada has no state income tax, and property-tax rates are generally lower, with a 3% annual cap on owner-occupied homes. Sales tax is comparable. This is general information, not tax advice — run your own numbers with a professional.
It changes weekly as builders release and sell inventory. My builder incentives page lists what is available and what each builder is offering, and I check it against the builders’ own sites before I send you anything.
Most of my buyers are relocating from California, Arizona, Washington and beyond. Here’s how we do it remotely.
I register you with the builder before your first visit so your representation is locked in — free to you — and connect you with a lender if you want one.
I walk the model and the actual homesite on FaceTime, or film it and send Google Drive video links — lot, street, views and all.
We choose the right homesite, push past the advertised incentive, and handle the contract remotely. You sign electronically.
Builders move fast and the best homesites go to buyers who are ready. My preferred lender can pre-approve you in days — and yes, out-of-state and remote buyers are welcome. You can still book a tour with me without one.
Equal Housing Lender. Pre-approval is not a commitment to lend; terms subject to credit approval.
